Owens Corning Flashing Replacement: The Orange County Owner’s Guide
We replace Owens Corning flashing throughout Orange County, and most jobs run $380 to $750 installed, depending on the flashing type and how much of the surrounding shingle or tile has to come up. We keep common Owens Corning-compatible flashing profiles on the truck, so most repairs are done in one visit. If you’re here, you probably spotted water staining on the ceiling, curled shingles near a wall or chimney, or a roofer told you the flashing has failed after an inspection.
Flashing is the metal that keeps water from getting in where your roof changes direction or meets something else: a wall, a chimney, a skylight, a valley. Owens Corning makes the shingles and underlayment, but the flashing itself is typically fabricated or supplied by the installer. What matters is that it matches the Owens Corning system on your roof. In Orange County, the sun and salt air do a number on flashing long before the shingles wear out. We see it every week from Costa Mesa to Lake Forest.
Which Owens Corning Models This Applies To
Flashing replacement applies to essentially every Owens Corning roof system installed in Southern California, including Duration, Oakridge, and Woodmoor shingle lines. The flashing isn’t model-specific in the way a car part is. What matters is the profile, gauge, and where it sits. Owens Corning’s installation specs call for minimum 26-gauge corrosion-resistant metal at roof-to-wall intersections and around penetrations. In coastal Orange County cities like Newport Beach, Dana Point, and San Clemente, we recommend stepping up to a heavier gauge or a coated aluminum because salt air eats thinner metal in under a decade.
When you call, we’ll ask what you can see from the ground or a ladder: the flashing location, the color of the metal, and whether it’s face-mounted or step flashing tucked under the shingle. If you have the original contract, even better. It often lists the flashing spec. For Owens Corning roofs specifically, we source flashing that meets or exceeds the manufacturer’s requirements. We can also use genuine Owens Corning accessory products where they make sense. And while we stock Owens Corning-compatible parts daily, we also carry GAF and CertainTeed profiles, so if your roof is from one of those manufacturers, the same repair process applies.

Signs Your Owens Corning Flashing Replacement Is Failing
- Water staining on ceilings or walls near a chimney, skylight, or roof-to-wall joint. This is the first visible sign. The stain usually appears after a hard rain and grows slowly. The leak is nearly always at the flashing, not the shingles themselves.
- Rust streaks or white corrosion on exposed flashing. In Orange County’s marine layer zones, galvanized flashing oxidizes faster than inland. Rust means the metal is thinning and pinholing, and it will fail completely soon.
- Curling or lifted shingles around a penetration. Shingles don’t curl in one isolated spot for no reason. When flashing underneath has warped or separated, the shingle above it loses its support and starts to lift.
- Gaps between the flashing and the wall or chimney brick. Old sealant dries out, cracks, and pulls away from the masonry. Once a gap opens, wind-driven rain gets pushed straight into it. That’s the most common failure we find on re-inspections.
- Granules or debris collecting in the gutter below a flashing point. This sounds small, but it’s often the earliest warning. When flashing lifts, it abrades the shingle edges above it, and the runoff carries granules down to the gutter. If you see a granule pile under one spot, check above it.

AfterReplacement Cost & What’s Included
For typical Owens Corning flashing replacement in Orange County, a step flashing repair at a roof-to-wall intersection runs $380 to $550. Chimney flashing replacement runs $550 to $800. Valley flashing runs $420 to $650. Skylight flashing starts around $500 and goes up depending on the skylight brand and whether the curb needs rebuilding.
Every estimate includes the flashing material, the sealant, the fasteners, the labor to remove and re-bed the surrounding shingles or tile, and cleanup. You get a written price before any work starts, and a written guarantee on the repair before the crew leaves. If that repair fails inside the guarantee period, we come back and correct it at no charge. That’s the 365-Day Done Right Promise. Greg Holloway walks every flashing job before quoting it. You get a straight number, no change orders at the door.
DIY or Call Us?
You can safely inspect from the ground or a ladder placed on stable ground: look for rust, gaps, lifted shingles, or cracked sealant. That tells you whether you have a problem and where. What you shouldn’t do is get on a steep Orange County tile roof with a caulk gun. Flashing replacement means removing shingles or tile around the penetration, cutting and bending metal to the right profile, and re-bedding everything in the correct sequence. One missed step and the leak comes back, or a lifted tile becomes a fall hazard. Clay tile is unforgiving to walk on, and the pitch on a lot of older Orange County homes makes the work genuinely dangerous. We’re background-checked, uniformed, and insured, and we’ve done this on thousands of roofs from Fullerton to Laguna Niguel. Call (559) 295-5445 and we’ll give you a real number, not a guess.
FAQs
Inland, properly installed flashing should last 20 to 30 years. Within five to eight miles of the coast, expect 10 to 15 years from standard galvanized metal before corrosion starts. Coated aluminum or heavier-gauge metal extends that. Call (559) 295-5445 for an on-roof assessment.
Sometimes, but rarely for long. A small crack can be re-sealed as a stopgap, but if the metal is rusted, warped, or pulling away from the wall, sealant alone will fail within a season or two. Replacement is the permanent fix. We’ll tell you honestly which situation you have before quoting anything.
Most single-point flashing replacements in Orange County take half a day. Chimney flashing with a full re-bed of the step flashing and counterflashing may run a full day. We’ll give you a window when you book, and we show up in that window.
We keep common Owens Corning-compatible flashing profiles on the truck, including step flashing, L-flashing, and valley metal. For unusual profiles or a chimney that needs custom bending, we fabricate on site with a brake. We also stock GAF and CertainTeed profiles for homes with those systems.
If you’ve got water where it shouldn’t be, or a roofer flagged your flashing, call (559) 295-5445 for a free estimate. You get the price before we touch a shingle. That’s how it starts, and that’s how we stay.
