Roofing Before & After in Orange County, CA
A roof tells you what’s wrong long before it fails completely. Dark streaks of algae, curling shingle edges, rusty flashing, granules washing into the gutters every time it rains. Most Orange County homeowners never climb up to look, so the first real clue is often a water stain on the ceiling. Before-and-after work matters because you can see exactly what we found and what we did about it. Here are six recent jobs from Orange County rooftops, each with the problem laid bare and the fix explained in plain terms. No stock photos, no generic filler. The roofs below are the work we do.

Asphalt Shingle Replacement in Mission Viejo
Before
AfterThe south slope on this Mission Viejo home had been baking in the inland sun for nineteen years. Shingle edges were curling hard, and two wind events had torn a dozen tabs clean off the decking. The homeowner called us after a small leak showed up in the garage ceiling. Our crew stripped both slopes to the decking, replaced two sheets of water-damaged plywood, installed new underlayment, drip edge, and ridge cap, then laid full GAF Timberline HDZ architectural shingles. The difference is immediate: cleaner lines, even color, and a slope that’ll shrug off the next Santa Ana wind instead of shedding shingles into the neighbor’s yard. Written price before we started, written guarantee in the homeowner’s hand before the crew loaded up and left.
Roof Repair After Storm Damage in Huntington Beach
Before
AfterHuntington Beach ocean air is rough on roofing. Salt plus wind plus morning marine layer, repeated for years, and the flashing around vent pipes starts to corrode. This particular home came out of a January storm with shingles lifted along the east eave and water finding its way around a corroded pipe boot. We removed the damaged rows, inspected the underlayment beneath (still sound, which saved real money), and reset the field with matching CertainTeed shingles. Replaced the pipe boot with a lead collar that won’t crack in salty air, then re-sealed the flashing points. The repair blends in because we took the time to match the existing shingle color, not just slap on whatever was in the truck. If that repair fails inside the guarantee period, we come back at no charge. That’s the 365-Day Done Right Promise, not a marketing line.
Tile Roof Restoration in Yorba Linda
Before
AfterConcrete tile roofs last decades, but the underlayment underneath doesn’t. This Yorba Linda home had a classic problem: the tiles still looked decent from the street, but water was getting under them because the original felt underlayment had dried out and cracked. We didn’t need to replace every tile. We lifted the field, replaced the worn underlayment in the valleys and around penetrations, reset the cracked and slipped tiles, and color-matched replacements from IKO and Atlas to fill the gaps. The homeowner got another twenty years out of the visible roof for a fraction of full replacement cost. The Kingswell Way applies here the same as any job: say the price before the work, show up when we said, and put the guarantee in writing before we leave.
Flat Roof Re-Cover in Anaheim Hills

Flat roofs in Anaheim Hills take a beating from the summer heat. Asphalt surfaces expand and contract, and after enough years the surface starts to “alligator,” cracking into a pattern that looks exactly like the name. Ponding water near the scupper had been sitting long enough to raise a blister. We cut out the blistered area, inspected the underlying insulation, and re-covered the surface with a modified bitumen cap sheet designed for high-heat exposure. We also rebuilt the scupper edge with a slight taper so water drains instead of pooling. These older flat sections are common on mid-century homes across Anaheim Hills and Fullerton, and the fix is usually a re-cover rather than a full tear-off. The homeowner had a written itemized price before we touched the roof, and the final bill matched it exactly.
Gutter and Drip Edge Replacement in Irvine

Sometimes the roof itself is fine and the problem is the edge. This Irvine home had a sagging gutter pulling away from a rotted section of fascia board, which meant rainwater was running down the exterior wall instead of into the downspout. Over time that rots the substrate and invites termites into the eave. We removed the damaged fascia, replaced it with primed wood, installed new drip edge so water falls cleanly into the gutter, and hung a seamless aluminum gutter with correct slope toward the downspout. It’s not the most dramatic before-and-after, but it’s the kind of repair that saves a homeowner from a five-figure water damage bill later. A live person answers every call at (559) 295-5445, including evenings and weekends, so this homeowner caught it before the wall started staining.
Full Roof Replacement in Costa Mesa

This Costa Mesa roof had been patched at least three times by three different companies over its lifetime. Two layers of shingles over the original shake, flashing at the chimney held in place with roofing cement, and soft decking you could feel through the roof from inside the attic. We did a complete tear-off down to the rafters, replaced the damaged decking, installed new underlayment and ice-and-water shield in the valleys, and closed it up with Owens Corning Duration shingles. The chimney got new step flashing, counter-flashing, and a proper cricket so water stops channeling behind it. The homeowner chose from seven manufacturer lines we carry: GAF, CertainTeed, Owens Corning, IKO, Atlas, Tamko, and Boral. The product should fit the home, not the truck. Written price before a single shingle was lifted. Full documentation for the first year under the 365-Day Done Right Promise.
