CertainTeed Underlayment & Deck Repair: The Orange County Owner’s Guide
CertainTeed underlayment replacement and roof deck repair in Orange County typically runs $1,200 – $3,800 installed, depending on how many sheets of decking have rotted and which CertainTeed underlayment product your roof needs. We stock CertainTeed-compatible underlayment on our trucks and can usually complete deck repairs the same day we’re on site once we open up the affected area and see what’s underneath. Most Orange County homeowners discover the problem the hard way: a ceiling stain, a musty attic smell after winter rain, or shingles that suddenly look wavy from the street. By the time you see it inside the house, the decking underneath has usually been wet for a while.
If you’re reading this, you probably already know something’s wrong. What you need is a straight answer on what it costs, whether the decking can be saved, and who actually knows CertainTeed products well enough to do the job right. That’s what this page is for.
Which CertainTeed Models This Applies To
CertainTeed makes several underlayment products, and the right one depends on what’s already on your roof and what Orange County code requires in your city. The most common we work with are DiamondDeck, RoofRunner, and WinterGuard. DiamondDeck is the synthetic option most local roofers use under asphalt shingles. RoofRunner is the lighter roll-out synthetic. WinterGuard is the self-adhered ice and water shield that matters more in Trabuco Canyon and the foothills than it does in Huntington Beach, but it’s still code-required in certain valleys and most deck-to-wall transitions.
Here’s the compatibility gotcha most people miss: CertainTeed’s DiamondDeck and RoofRunner are not interchangeable as direct substitutes in every installation. DiamondDeck has a higher gram weight and different slip rating, which matters if your roof pitch is steeper than 6:12. If a previous contractor swapped in a generic synthetic on a steep pitch, that’s often why it failed early. If your roof was originally installed as a CertainTeed system, matching the underlayment to the shingle warranty matters. CertainTeed’s up-to-50-year shingle warranties typically require CertainTeed underlayment underneath to stay valid. We’ll check your paperwork, but if you don’t have it, we measure and match to the original product.
For decking, it’s less about brand and more about thickness and condition. Orange County homes built before 1990 often have 1/2-inch plywood or OSB decking that’s reached the end of its service life. Current code in most Orange County cities requires 7/16-inch OSB minimum, and if the decking is around a roof penetration like a plumbing vent or skylight, you may need a full sheet replacement rather than a patch. We stock standard 4×8 sheets of 7/16 and 15/32 OSB and CDX plywood on the truck, along with clips, ring-shank nails, and the fasteners CertainTeed’s installation specs call for.
One note up front: Tilehurst Roofing Orange County is an independent roofing contractor. We install and repair CertainTeed products, but we’re not affiliated with CertainTeed Corporation. That means we can give you a straight answer about what’s on your roof without steering you one direction for commission reasons. We also work with GAF and Owens Corning materials for the same reason.

Signs Your CertainTeed Underlayment & Deck Repair Is Failing
- Water stains on ceilings or upper walls. This is the classic late-stage sign. By the time water has traveled through shingles, underlayment, and decking to stain drywall, the decking under that spot has been wet for months. The stain usually appears darker after rain and fades, but never fully dries.
- Spongy or soft decking underfoot. If you or a contractor has been on the roof and noticed a spot that flexes or feels soft, the plywood or OSB is breaking down. That’s rot, and it spreads sideways under the underlayment even when the shingles above look fine.
- Shingles that look wavy, lifted, or “fish-mouthed” along the edges. Wavy shingles usually mean the decking underneath is moving or sagging. Nails won’t hold in rotted wood, so shingles loosen and shift in ways no amount of resealing will fix.
- Granules in the gutters plus dark underlayment showing through. When your CertainTeed shingles have lost enough granules to expose the underlayment, that underlayment is now the only thing keeping water out. Synthetic underlayment isn’t meant to be exposed to UV for long, and once it’s visible, replacement of the section is usually urgent.
- Musty smell in the attic after rain. That smell is moisture sitting on decking and insulation. In Orange County we get long dry stretches, so homeowners sometimes assume one winter storm’s moisture will just evaporate. It won’t, especially in older homes with poor attic ventilation. The decking holds moisture against the rafters long enough for rot to set in.

AfterReplacement Cost & What’s Included
Here’s what we quote in Orange County right now:
| Scope of Work | Typical Installed Price |
|---|---|
| Isolated deck repair (1 – 2 sheets) + underlayment in that section | $1,200 – $1,900 |
| Partial underlayment replacement (10 – 20 squares) with minor deck repairs | $2,000 – $3,000 |
| Full underlayment replacement + full redeck | $3,000 – $3,800+ depending on pitch, access, and decking thickness |
Every Tilehurst quote includes the materials, labor, haul-away of old decking and underlayment, and a written guarantee before the crew leaves. That last part matters: you’ll have the guarantee in your hands the day we finish, not mailed later. We don’t wait until a problem appears to decide what’s covered.
What drives the price: how many sheets of decking are rotted, what CertainTeed underlayment product matches your existing system, how steep the roof is, and whether we need to protect tile or landscape during tear-off. A one-story ranch in Fullerton costs less than a three-story hillside home in Laguna Niguel, purely on access and safety equipment.
DIY or Call Us?
Let’s be honest about what you can check yourself and where it stops making sense. You can look in the attic after a rain with a flashlight and see water stains or damp decking. You can check your gutters for granule buildup. You can note where stains appear on the ceiling and match them to the roof plane above.
What you shouldn’t do is pull shingles to inspect the decking or attempt a patch without knowing what’s under there. If the decking is rotted, nails won’t hold, and a patch that lets water around it makes everything worse. Walking a compromised roof to check it is how people fall through. Greg Holloway has spent two-plus decades on Southern California rooftops and we still open up a roof with caution every single time. You get the price before we touch a shingle. That’s how it starts, and that’s how we stay.
If you can see the problem from the ground or from inside the attic, call (559) 295-5445. We’ll come out, inspect what’s accessible, and give you a written price for exactly what needs to happen. No line items that appear after the work starts.
FAQs
CertainTeed’s synthetic underlayments typically last 20 – 30 years when properly installed and covered by shingles, but in Orange County the bigger variable is the decking underneath it. Our dry summers and occasional heavy winter rain cycles mean wood decking expands, contracts, and eventually rots if moisture gets trapped. Realistically, on a 25-year-old roof with original decking, the underlayment is near the end of its useful life even if it looks okay on inspection. Call (559) 295-5445 and we’ll give you an honest condition report.
Yes, for small areas. If water got in around one pipe boot or a single valley, we can often remove the shingles in that section, replace the damaged underlayment and any rotted decking, and reinstall. We won’t patch a product that’s at the end of its life across the whole roof, because that’s how you get a repair that fails in six months. The written guarantee covers whatever we repair for a full year under the 365-Day Done Right Promise.
Most isolated deck repairs with underlayment replacement take one day. A larger section or multiple areas usually runs two to three days. If we find more rot once the shingles come off, we’ll tell you before we proceed with the added work and the adjusted price, in writing. You’ll know what changed and why before we keep going.
We stock CertainTeed DiamondDeck, RoofRunner, and WinterGuard on the truck in standard roll sizes, along with OSB and plywood decking in common Orange County code thicknesses. If your roof requires a specific CertainTeed product we don’t have on hand, our suppliers in the Orange County area generally get it to us same or next day. We’ll tell you upfront if there’s a material delay before we schedule the crew, not after.
