GAF Roof Replacement in Orange County: What to Know First

GAF roof replacement in Orange County typically runs between $11,500 and $24,000 for a standard single-family home, depending on square footage, tear-off conditions, and which GAF line you choose. As an independent GAF service provider, we replace Timberline, Camelot, and Glenwood systems with a written price in your hands before tear-off begins, and most full replacements wrap in four to seven working days once materials hit the driveway.

If you own a GAF roof that’s nearing the end of its service life, or you’ve patched the same leak twice and you’re tired of hoping, this page is for you. We’re Tilehurst Roofing Orange County, and our crew has torn off and rebuilt GAF roofs from San Clemente up through Fullerton and most every tract in between. Call (559) 295-5445 and Greg will walk the job site himself before you get a number.

How GAF Products Fail – and How We Fix Them

  • Timberline HDZ sealant creep under intense sun. The Timberline series is the most common GAF shingle on Orange County roofs, and in neighborhoods like Tustin and Lake Forest we regularly see the sealant strips start to creep and leave dark exudate along the shingle edges after eight to twelve years of inland heat. The shingle isn’t failing structurally yet, but the bond is compromised and wind uplift becomes the real threat. If the decking is still sound, a selective replacement of the compromised slopes works; if the creep is widespread, we quote the full tear-off and replace with a fresh Timberline HDZ or a GD-series move to Timberline UHDZ if you want more thickness.
  • Camelot II granule loss on south-facing slopes, exaggerated by Santa Ana grit. Camelot and Camelot II are thicker, dimensional shingles that look sharp on larger two-story homes in Mission Viejo and Yorba Linda, but the granule bed takes a beating when Santa Ana winds push dust and sand across south-facing roofs. Owners notice granules pooling in gutters after wind events. Once granule loss exposes the asphalt layer, UV degradation accelerates hard. The fix on a roof with good bones is a targeted replacement of the fired slopes; once the fiberglass mat starts to show through on multiple elevations, the roof is telling you it’s replacement time.
  • Glenwood ridge cap cupping at the hips. We see Glenwood and the higher-end Camelot II systems develop cupped or lifted ridge caps at hip junctions, and the cause is usually a combination of thermal expansion and insufficient fastening at the original install, not a GAF manufacturing defect. That said, the repair has to match the original cap profile or the roof looks patched forever. We keep factory GAF ridge cap stock on hand for these systems and we stagger the nailing pattern so the new caps sit flat through the next heat cycle.
  • Decking rot at pipe boot flashings on 15-year-old GAF installs. This is the one that turns a $600 repair into a $14,000 replacement. On GAF roofs installed in the mid-2000s, we frequently find the pipe boot flashings were nailed directly to the deck with butyl tape under the boot, and over a decade of thermal cycling that seal fails. Water follows the pipe into the deck, rots a two-foot radius around the penetration, and the homeowner doesn’t know until the drywall stains show. By the time a leak is visible on the ceiling, the decking damage at the penetration is usually done. We remove the damaged decking, sister in new plywood, install a proper storm collar and boot, and put the whole thing in writing.
  • Poor original ventilation leading to premature Timberline failure. A GAF roof that fails at year ten instead of year twenty-two usually didn’t fail because of the shingles. In Orange County’s inland valleys, attics that lack balanced intake and exhaust ventilation build heat that bakes the underside of the roof deck and cooks shingles from below. When we replace a GAF roof, we check the existing ventilation against GAF’s current spec for the shingle line you’re installing, because if you spend $18,000 on new shingles and keep the same two box vents, you’ve bought half a roof. Adding ridge vent or a solar-powered attic exhaust where it’s needed changes the actual service life of the new roof, and we include that in the written scope.

Our GAF Roof Replacement Process

  1. 1
The walk-through. Greg meets you at the house and walks the whole roof with a tablet and a moisture probe where needed, not a clipboard glance from the driveway. We document the decking condition, existing ventilation, flashing details, and every line item that will appear on the written price.
  2. 2
The written scope and number. Before any work starts, you get a line-by-line scope in plain English: how many squares, what GAF product line, what underlayment, what flashing, what ventilation, what disposal, what warranty. The price on that paper is the price, no change orders unless you ask us to add something.
  3. 3
Tear-off and decking inspection. The old roof comes off, and we inspect every sheet of decking before anything new goes down. Rotted or delaminated plywood gets cut out and replaced at a per-sheet rate agreed to in the written scope, so there are no surprises.
  4. 4
New GAF system install. We follow GAF’s published installation specs for whatever line you selected, which matters for the manufacturer warranty. Ice and water shield at the eaves and valleys, synthetic underlayment, new drip edge, factory GAF ridge cap, and the proper nail pattern. We don’t improvise shortcuts.
  5. 5
Flashing and ventilation. All pipe boots, valley flashing, wall step flashing, and chimney counterflashing get replaced, not reused. Ventilation gets corrected to match GAF’s spec so your new shingles actually live the life they’re rated for.
  6. 6
Cleanup and the written guarantee. We magnet-sweep the yard for nails, blow out the gutters, and walk the roof with you before the crew leaves. Your receipt includes the written guarantee from us, and our 365-Day Done Right Promise is printed on it in plain English.

What GAF Roof Replacement Costs in Orange County

Every roof is different, but here’s what we see on real Orange County jobs:

  • Small single-story ranch, 1,400 – 1,800 sq ft, Timberline HDZ: $11,500 – $15,500
  • Typical two-story tract home, 2,200 – 2,800 sq ft, Timberline HDZ or UHDZ: $16,000 – $21,500
  • Larger custom or two-story, 3,000+ sq ft, Camelot II or Glenwood: $21,000 – $29,000+
  • Decking replacement from hidden rot: $75 – $95 per 4×8 sheet, quoted upfront
  • Ridge vent addition if your attic ventilation is short: $400 – $900 depending on linear feet

What moves the price: overall square footage, the GAF line you choose, how many layers of old roofing need to come off, decking condition, accessibility for a dump trailer, and any ventilation correction. No two roofs quote the same, which is why we don’t quote over the phone. Call (559) 295-5445 and we’ll schedule the walk-through and get you a written number.

Why Orange County Homeowners Call Tilehurst Roofing Orange County for GAF Work

Most homeowners who call us for a GAF replacement have already had the bad experience. The crew that showed up three days late, the sales rep who added $4,000 at the door, the patch that leaked in the first rain of the next season. That’s who we work for now.

You get the price before we touch a shingle. That’s how it starts, and that’s how we stay. Greg Holloway walks every Orange County job site before it’s quoted, and the written scope comes with the Kingswell Way printed on it: say the price before the work, show up in the window we gave, leave the place cleaner than we found it, put the guarantee in writing, come back if it fails. Every GAF replacement we do carries our 365-Day Done Right Promise covering workmanship for a full year, in writing, before the crew leaves the driveway. We stock GAF as our primary shingle line, but if your home needs a different product, we also install Owens Corning and CertainTeed with the same written-price discipline.

And when you call, a live person answers. Every single time. Evenings and weekends included. That’s the whole point.
